Commercial Cleaning — Floor & Hard-Surface Care

Floor care that protects more than the shine.

Tile, grout, luxury vinyl, hardwood, stone, and carpet — maintained on a schedule that protects the surface and the look over time, not just a quick mop.

Why floor care matters

The biggest surface in your building is the most expensive to replace.

It's also the first thing anyone sees, and the fastest thing to show neglect. A dull, worn, or stained floor reads as "this place isn't cared for" — before a single word is spoken.

A quick mop keeps a floor looking clean for a day. It does nothing to protect it. Hard surfaces need the right method and a real schedule, or they wear out years early.

We treat your floors like the asset they are — protecting the appearance and the investment at the same time.

Mopping is not maintenance.

The industry shifted from wall-to-wall carpet to tile, luxury vinyl, and hardwood — surfaces that need protection, not just water and a mop. Most vendors never adjusted. Worn grout, dull finish, and scratched plank are what that costs you.

The gap most vendors leave

How we approach it

Matched to the surface. Maintained on a schedule.

You don't clean hardwood the way you clean tile. We start by understanding what you actually have.

01

Assess & baseline

We identify every surface, its finish, condition, and traffic level — then note what each one needs to hold up over time.

02

Match the method

The right process per surface: extraction, scrubbing, grout treatment, refinishing, or protective care — not one mop for everything.

03

Maintain & protect

A schedule that keeps the finish and the look intact — so deep restoration never becomes a costly emergency.

The right care at the right interval — not a rescue once it's already worn.

What we care for

One program for every surface.

From the lobby stone to the studio floor, every surface in your building handled correctly.

01

Tile & grout

Deep cleaning, grout-line restoration, and sealing — bringing back the surface that mopping slowly grays out.

02

Luxury vinyl (LVT)

Proper care that protects the wear layer and finish, so the look lasts as long as the product promised.

03

Hardwood

Cleaned and maintained to protect the finish — never the water-and-mop approach that dulls and damages it.

04

Stone & sealed concrete

Polished and maintained to spec — the high-end lobby surfaces that define a first impression.

05

Carpet

Deep extraction, high-traffic lane treatment, and spot work that keeps fibers from matting and staining.

06

Specialty surfaces

Rubber, turf, and studio flooring cleaned to manufacturer guidance — the surfaces general crews get wrong.

Why choose L Squared

The difference between a vendor and a partner.

Floor care done wrong doesn't just look bad — it shortens the life of an expensive surface.

W-2, trained teams

Your floors handled by trained employees who know one surface from another — not rotating subs.

24/7 Direct-Access

One call reaches a decision-maker to scope, schedule, or adjust floor work — not a ticket queue.

Supervisor accountability

Floor condition assessed, documented, and inspected — so you can see the work, not just trust it.

Medical-grade roots

Clinical-floor standards: disinfected to spec where it matters, not just mopped and moved on.

Consistency by design

Scheduled maintenance that keeps deep restoration from becoming a surprise capital expense.

The cheapest floor care is the kind that delays the replacement.

Floors are a capital asset. Protecting them on a schedule costs a fraction of refinishing or replacing them early — and floor care works best as part of a complete program, maintained daily and protected over time.

Floor care, answered.

What does commercial floor care include?

Surface-specific cleaning, restoration, and protection: tile and grout deep cleaning and sealing, luxury vinyl and hardwood care, stone and sealed concrete maintenance, carpet extraction, and specialty surfaces — maintained on a schedule rather than mopped and forgotten.

What floor types do you handle?

Tile and grout, luxury vinyl (LVT), hardwood, natural stone, sealed concrete, carpet, and specialty surfaces like rubber, turf, and studio flooring — each cleaned with the method that surface actually requires.

How often should commercial floors be professionally maintained?

It depends on the surface and traffic. High-traffic hard surfaces need a regular protective schedule to avoid early wear; we recommend an interval during the on-site assessment based on what your floors actually see.

Is floor care part of nightly cleaning, or separate?

Routine daily floor upkeep is part of our nightly janitorial and day porter service. Deeper periodic work — extraction, grout restoration, refinishing, sealing — is scheduled as floor care on top of it.

Can you restore a floor that's already worn or dull?

Often, yes. We assess the surface and its finish first, then recommend restoration, refinishing, or spot treatment where it's possible — and tell you honestly when a surface is past it.

What areas do you serve?

Florida's Gulf Coast and Central Florida — Sarasota, Bradenton, Tampa, Fort Myers, and Orlando, plus the surrounding communities.
